Most landlords don't realize they already have to receive, read and store electronic invoices. Zetaro does it automatically — sorted by property, kept for as long as the law requires.
Three building blocks, growing one at a time — try the two that already work.
A guided, multiple-choice wizard turns "something's broken" into a ready-to-send request — across 17 categories and nearly 100 specific areas, from a leaking tap to a new roof.
Open the assistant →Buying, selling, renting out or searching — answer a few questions and get a proper request letter, or fill in the full property details and publish straight to Kleinanzeigen, ImmoScout24 or Immowelt.
Open the assistant →Documents, tracked cases with warranty deadlines, a tax overview with income and depreciation, and a portfolio view across all your properties — automatically filed and audit-proof.
Open the assistant →Rent, gym membership, insurance, subscriptions — a guided flow drafts a ready-to-send cancellation letter and checks whether your chosen date is realistic.
Open the assistant →A deliberately minimal, free channel for your tenants — report an issue, track its status, nothing else. No documents, no invoices, no other tenant data.
Open the assistant →Fill in square meters, rooms, condition and price once — Zetaro turns it into a proper listing text and opens it, ready to paste, on the platform you choose.
No legal jargon — just what actually matters for you.
Anyone renting out property counts as a business for VAT purposes and must be able to receive electronic invoices — a plain inbox technically qualifies, but that's where the problem starts.
A real e-invoice is a structured file, not a PDF. Without the right software, you can't actually open or check what it says.
Invoices must be stored unchanged, readable and audit-proof for years — depending on the document type, up to a decade. A folder on your laptop won't hold up if it's ever checked.
Since 2025 you must be able to receive e-invoices. From 2027, larger businesses must also send them, and by 2028 it applies to virtually all B2B transactions — including contractors who will increasingly bill you electronically.
Missing or improper archiving can trigger follow-up questions, estimates, or in the worst case back-payments with interest during a tax audit. A clean archive is what protects you.
Keep the contractor you already trust. Zetaro only takes care of the paperwork.
Add your Zetaro address with your contractor, or simply forward invoices — done in two minutes.
Zetaro recognizes structured invoice formats, turns them into something readable, and files them under the right property.
Quote, confirmation, delivery note, invoice — stored for a decade, searchable any time.
Receiving is the requirement. The rest makes renting easier.
Recognizes structured invoice formats automatically and makes them readable without extra software.
Every request becomes a trackable case, linked automatically to its documents — with automatic warranty-deadline reminders.
A few clicks — bathroom, toilet, seat broken — and Zetaro drafts the request to your contractor.
Income, expenses and depreciation per property, ready to send to your accountant — no spreadsheets required.
Buying, selling, renting out or searching — a guided flow drafts the right letter for each situation.
Enter the property details once, get a polished listing text, and open it ready to paste on the platform of your choice.
Leave your email and we'll write to you the moment Zetaro goes live — nothing else, no spam.
Free, no commitment. We'll email you when Zetaro launches.
This is how the assistant would work in the app: a few clicks instead of a blank text field — the result is a ready-to-send request for your contractor.

So würde eine eingehende E-Mail erkannt — anhand des tatsächlichen Dokumentinhalts, nicht nur des Betreffs — dem richtigen Dokumenttyp zugeordnet und im passenden Objekt abgelegt.
This is what your tenants would see if you shared access with them — reporting an issue and tracking it, nothing else. No documents, no invoices, no other tenant data.

These details are used automatically in your generated requests, cancellations and the tax overview — so you don't have to enter your name and tax number every time.
Without a real login, this is only saved for the current session. Permanent storage — and later automatic API sync (e.g. with ELSTER/DATEV) — would come with real account login.
Comparable tools often charge more for a single piece of what Zetaro does end to end.
Standalone GoBD-compliant e-invoice archiving tools typically start around €7–10 per month — and that's before any property or request management.
Tools for small private landlords generally run €5–12 per month, without dedicated e-invoice compliance or a request assistant.
Full-featured platforms for larger portfolios or property managers start around €49 per month and up.
Based on published pricing from German providers, as of mid-2026.
The prices shown are gross consumer prices. Once Zetaro launches, invoices will clearly show whether VAT applies to your account type.
The plan is monthly cancellation with no minimum term. Final terms will be confirmed at launch.
You'll be able to export everything before your account closes. We haven't finalized the exact retention period yet, but it will always be clearly communicated.
Usually not — for private residential renting, the lease itself counts as the invoice. You still need to receive and store incoming e-invoices, for example from contractors.
No. Zetaro doesn't replace your contractor — it organizes the communication and paperwork with the one you already work with.
We're building the first version now. Signing up gets you early access and locks in the launch price.
Yes. Data is meant to be encrypted and stored on servers in Germany/the EU, processed under GDPR. Full details will be published in our privacy policy at launch.
Primarily for private landlords with a handful of properties. For larger portfolios or professional property management, get in touch directly — we're expanding the platform step by step.

No. Zetaro organizes communication and paperwork, but doesn't replace legal, tax, or real-estate advice.
Right now, Zetaro copies the finished listing text and opens the right platform for you. Fully automatic transfer via an official interface is planned as a next step, once we have partnerships with the platforms.
The interface is available in German, English, Spanish and French. The request assistant itself is currently German-only; more languages are on the way.
We're starting in Germany, where e-invoicing rules are most concrete right now. Other European countries with similar rules are planned next.
No. The tenant channel is included in your subscription and free for your tenants to use — they can report issues and see the status, nothing more. They never see your documents, invoices, or other financial data.
